How we approach a job
Diagnosis before sales
A large share of the calls we go on turn out not to need structural work. A crack that has not changed in twenty years, a floor that feels sloped because of a flooring transition, a "settling" problem that is actually a downspout dumping at a corner. We tell people that, and then we leave. It costs us a morning and it is the right answer.
Measurement, not opinion
We take elevation readings across the floor plan rather than eyeballing it, and we record crack widths at both ends with a gauge so there is a baseline to compare against next season. In this climate the two stress tests are the spring melt and the monsoon, and a measurement taken before one of those is worth far more than a description written after it.
Water first
Almost every foundation problem in this region has water behind it. Grading, downspouts, where the snow gets piled, whether hardscape has tilted back toward the house. Fixing those is cheap and it is where we start, because a structural repair over an unaddressed water problem gets tested every single year.
Engineers for structural work
Anything structural should be specified by a licensed structural engineer who is independent of the repair company. It gets you a design based on your house rather than on a product catalog, it makes permitting straightforward, and it produces documentation that has real value at resale.
Why we explain the regulations

Two reasons. First, foundation repair is expensive and technically opaque, which makes it an easy trade to be taken advantage of in. A homeowner who knows how to check a license and what the Recovery Fund covers is much harder to victimize. Second, we would rather compete on the quality of the diagnosis than on who has the most confident sales pitch. Informed customers are better customers.
Why the local geology gets so much space
Because most of what is written about foundation repair in Arizona is written about the Phoenix and Tucson metros, where expansive clay is the dominant issue. Applying that framework at 7,000 feet in the middle of a volcanic field produces wrong diagnoses.
The actual drivers up here are freeze-thaw cycling that runs over a hundred cycles a winter, volcanic cinder that compresses and erodes, roughly a hundred inches of annual snow that all has to melt somewhere, and a monsoon that arrives on ground baked hard from a dry spring. Clay is present, particularly where basalt has weathered, but it is one factor among several.
Get the cause wrong and you fix the wrong thing. That is the whole reason those pages are as detailed as they are.
