Pier and beam foundation repair in Flagstaff means going into the crawlspace and finding out which of three things went wrong: a pier has settled, a girder or joist has been weakened, or water has been getting in and doing both. It is rarely mysterious once someone actually crawls under there with a light and a level.
This foundation type is well represented in Flagstaff, and there is a practical reason. Coconino County's frost line is 30 inches into undisturbed soil for exterior footings in most of the county. Once you have committed to digging that deep, building a stem wall and creating a crawlspace costs very little extra and gives you a place to run plumbing and ductwork that will not freeze. So Flagstaff has crawlspaces where Phoenix has slabs, and older homes here — the ones in the original townsite and along the historic Route 66 corridor — almost universally have them.
What goes wrong under a Flagstaff house
Piers settle into cinder
Interior piers usually bear on small individual pads rather than a continuous footing. That concentrates a lot of load onto a small area of soil. If that soil is loose volcanic cinder, it compresses. One pier drops half an inch, the girder above it sags, and the floor over that girder develops a dip you can feel with your feet before you can see it with your eyes.
Moisture rots the wood
This is the big one here, and it surprises people who think of Arizona as dry. Flagstaff gets around a hundred inches of snow a year plus a genuine summer monsoon. That water melts and runs, and if your grade slopes the wrong way or your crawlspace vents sit low, it goes under the house. A crawlspace that stays damp through March and April gives you fungal decay in the girders, sill plates, and joist ends. Decayed wood loses strength long before it looks obviously rotten.
Frost heave on shallow piers
Perimeter footings on older homes are often shallower than today's 30-inch requirement — we regularly find them at 12 to 18 inches. Those sit inside the freeze zone. Flagstaff cycles above and below freezing more than a hundred times in a normal winter, and each cycle works on them. Some piers heave up, some settle down, and the floor above records the difference.
Somebody's remodel
Load-bearing walls get removed. Ductwork gets run through the middle of a joist. A previous owner cut a girder to fit a pipe. We find this constantly, and it is usually fixable once you know it is there.
Undersized or missing supports
Older homes were built to older standards, and sometimes to no standard at all. Piers spaced too far apart, girders too small for the span, or a pier that was just a stack of dry-laid block sitting on dirt. That last one is remarkably common in additions built by owners in the 1960s and 70s.

How the repair goes
1. Get under there and look
Elevation readings across the floor above, then a full crawl through the space below. We map every pier, note which ones have settled and which have shifted, check girders and joist ends for decay by probing rather than by looking, and find where the water is coming in. Everything gets photographed.
2. Handle the water first
There is no point supporting rotten wood. Grading, downspout extensions, sometimes a drain or a crawlspace sump, and a properly sealed and lapped vapor barrier over the ground. In a lot of Flagstaff crawlspaces the barrier is either missing or has been torn up by whoever last worked on the ductwork.
3. Repair or replace the wood
Sister the joists that can be saved, replace what cannot. Sill plates and joist ends at the perimeter are where decay concentrates, because that is where the water gets in.
4. Support properly
New or additional piers on proper footings, sized to the load and set deep enough to be stable. Adjustable steel supports where they make sense, because they let us fine-tune the lift and adjust later if anything moves.
5. Lift slowly
This is the part that separates a good job from a bad one. We lift in small increments over days. A house that has been sagging for thirty years has settled into that shape, and forcing it back in an afternoon cracks everything above. Patience here saves you a drywall bill.
6. Come back and check
After a season, particularly after the spring melt, we want to see it again.
The crawlspace moisture problem, specifically
Flagstaff's climate is a strange one for crawlspaces. It is genuinely dry for much of the year, so people assume moisture is a Gulf Coast problem. Then March comes, four feet of accumulated snow melts over three weeks, and the ground around the house is saturated for longer than at any point in a Houston summer. Then July arrives and the monsoon delivers an inch in forty minutes onto ground that cannot absorb it that fast.
Two intense wet seasons and a dry stretch in between is actually harder on wood than steady humidity, because wood that wets and dries repeatedly cycles dimensionally, opens up at the fasteners, and gives decay fungi a foothold. We find far more crawlspace rot in Flagstaff than people expect.
Cost drivers
Pier and beam work prices by what has to be done, and the range is wide because the conditions are wide. A handful of new piers and some shimming is a modest job. Replacing a main girder, sistering twenty joists, installing a new vapor barrier, and correcting drainage is a much larger one. What happens if you wait
Wood decay is progressive and it does not stop on its own. A girder that is soft at one end this year is soft along two feet of its length next year. Once a girder fails, load transfers to the neighboring members and they start going too. The other cost is what it does to the rest of the house: sagging floors pull walls out of plumb, which cracks drywall, jams doors, and eventually stresses the framing around windows. Every year you wait adds to what has to be replaced rather than repaired.
Permits and Arizona rules
Structural repairs in the City of Flagstaff generally require a building permit, and permits in unincorporated areas — Doney Park, Fort Valley, Kachina Village, Mountainaire, Munds Park and the rest — go through Coconino County. Arizona licenses contractors through the Registrar of Contractors, and you can check a company's license, classification, and complaint record yourself at roc.az.gov. Arizona's Residential Contractors' Recovery Fund can reimburse a homeowner up to $30,000 per residence for a licensed residential contractor's defective work, but only if the contractor held a license. That is the practical reason to check before you hire, not after.

What is a pier and beam foundation?
The house sits on girders (beams) that are held up by piers, with a crawlspace underneath instead of a slab. It is very common in Flagstaff because the frost code makes you dig deep anyway, and it has one real advantage: everything is reachable. When something fails you can get to it, which is not true under a slab.
Why do my floors bounce?
Usually because a girder has sagged between supports, or a pier has settled, or the joists have been weakened by moisture. Bounce is the early warning. Sag is what comes next.
Is a crawlspace supposed to be damp?
No. A Flagstaff crawlspace should be dry and should smell like nothing. If it smells earthy or musty, if the vapor barrier is torn or missing, or if you can see standing water or dark staining on the joists, you have water getting in and it is working on your framing right now.
Can you fix sagging floors without tearing up my flooring?
Almost always, yes. The work happens from below. We add or replace supports, jack slowly back to level, and shim. The finished floor above generally stays where it is.
How fast can you level a sagging floor?
Slowly, on purpose. Lifting a house too fast cracks drywall, tile, and window glass. We lift in stages over days, sometimes over a couple of weeks on a bad sag, so the structure has time to move with us instead of against us.
Do you replace rotted beams or sister them?
Depends on how much sound wood is left. If the rot is localized we sister new material alongside and carry the load across. If the girder is gone through the section, it gets replaced. We will show you photos of what we found before we decide, because you should see it too.
Are manufactured home piers the same thing?
Related but not identical. Manufactured homes on permanent foundations in Coconino County have specific footing requirements, and the piers are typically block or steel stands on individual pads. They settle for the same reasons and we work on them, but the repair details differ.
