Slab foundation leveling in Flagstaff is usually a void problem before it is a concrete problem. Something washed out, compressed, or shrank underneath your slab, the concrete lost its support, and gravity did the rest. Our job is to find where the support went, put support back, and stop whatever removed it in the first place.

Slab-on-grade is common in Flagstaff for garages, additions, patios, walkways, and newer subdivision construction, though full crawlspaces are more common under the living space here than they are down in the Valley. Because the code makes you dig to 30 inches for frost anyway, builders here often make use of that depth with a stem wall and crawlspace. So a lot of what we level in Flagstaff is a garage slab, a slab addition tied onto an older crawlspace house, or a patio and walkway that has sunk enough to pond water against the foundation.

The signs, in the order people usually notice them

  • A door that used to latch and now needs a shove, or one that swings open on its own.
  • Hairline drywall cracks running diagonally from the upper corner of a door frame.
  • Floor tile cracking in a straight run, or grout lines opening.

Why slabs settle in Flagstaff

Cinder compresses and washes out

The volcanic cinder that covers so much of the Flagstaff area is porous and lightweight. It makes wonderful drainage material and poor structural fill. Under sustained load it compresses. Under running water it migrates. Both processes leave a void between the bottom of your slab and the soil that is supposed to be holding it up, and concrete spans a void only until it does not.

Poorly compacted backfill

Every slab has a zone of disturbed, replaced soil around the foundation from when the trench was dug. If that backfill was not compacted properly, it keeps settling for years. Because Flagstaff trenches are deep — 30 inches minimum for exterior footings — there is a lot of backfill to settle. This is the single most common cause of sunken garage aprons, walkways, and patios in town.

Freeze-thaw heave, then a void

An exterior slab is sitting right in the frost zone. Water under it freezes, the slab lifts, the water thaws, and the soil underneath does not re-compact into exactly the space it left. Over a hundred cycles a winter, this pumps the slab up and down and gradually loosens everything underneath it.

Clay under the cinder

Where basalt has weathered into clay, you get shrink-swell behavior. The slab rides up when the clay is saturated in April and settles back when it dries in June. If the clay is not uniform across the slab, one section rides and the other does not, and the concrete cracks along the difference.

Plumbing leaks

A slow supply-line or drain leak under a slab will erode fine material and hollow out a channel. If we find settlement concentrated near a kitchen, bath, or water heater, we look at plumbing before we look at anything else. Lifting the slab without finding the leak just gives you a level slab over a growing hole.

How we level a slab

1. Measure, do not eyeball

We shoot elevations across the whole slab on a grid, so we know exactly how much drop there is and where the low point sits. That gives us a lift plan instead of a guess. It also gives you a baseline to compare against in a year.

2. Find the cause

Void from washout, void from compaction, active leak, or heave. These need different answers. We walk the exterior grade, check downspouts, look at where snow gets piled, and check for moisture signatures under the slab.

3. Drill and inject

We drill small ports through the slab, roughly penny-sized, at spacing set by the lift plan. Two-part polyurethane foam goes in through the ports. It expands, fills the void, compacts loose material as it goes, and begins to lift the concrete. We watch elevation in real time and stop when the slab reaches target.

4. Cure and patch

The foam reaches most of its strength in about fifteen minutes. You can generally drive on a lifted garage slab or driveway the same day. We patch the injection ports with color-matched grout.

5. Fix the water

Regrade, extend downspouts, correct the pitch on the surrounding hardscape. On a Flagstaff job we also talk about where you push the snow, because a five-foot snow pile against the garage wall every winter is a slow-motion water feature aimed at your foundation.

When foam is not the answer

Foam lifts concrete off soil. If there is no competent soil to push off of — deep loose cinder, a genuinely settling footing, a slab that has broken into several independently moving pieces — foam is the wrong tool. In those cases the answer is piers taken down to competent bearing, or in the worst cases replacement of the section. Cost, and what changes it

Foam leveling is priced by the volume of material it takes to fill the void and reach target elevation, which is why nobody can quote it honestly over the phone. A small sunken walkway section is a modest job. A settled garage slab with a large void underneath takes considerably more material. What raises the price: large voids, thick slabs, difficult access, needing to work around finished flooring. What lowers it: dealing with it before the void gets big.

What happens if you wait

A void grows. Water finds the void and enlarges it. The unsupported concrete eventually cracks, and once a slab is cracked into pieces the repair is no longer a simple lift — the pieces move independently and you are into partial replacement. Meanwhile the tilt keeps sending water at your foundation, which is how a $900 walkway problem turns into a five-figure structural one.

Arizona rules that apply here

Concrete work in Arizona sits under the Registrar of Contractors' concrete classification, and pier and foundation installation under a separate piers-and-foundations classification. Anyone doing this work on your home should hold the appropriate one, and you can verify classification and complaint history free at roc.az.gov. Arizona also has a limited exemption for very small jobs under $1,000 that require no building permit, which is worth knowing so you understand why a tiny patch job may be handled differently than a structural repair. For work in the City of Flagstaff, structural repairs generally require a permit; in unincorporated areas like Doney Park or Kachina Village, Coconino County handles permitting.

Questions about slab foundation leveling

How do I know if my slab is out of level?

Roll a marble or a golf ball on the floor in several rooms and watch where it goes. Then look for the secondary signs: doors that used to close and now stick or swing, gaps opening at the top of door casings, drywall cracks running from door corners, floor tile cracking in a line. Any one of those alone means little. Three of them pointing the same direction means something.

How much movement is normal?

Every house moves a little. Concrete cures and shrinks, framing settles in the first year or two. What is not normal is movement that keeps going, or a difference of more than about an inch across a single room. We take actual elevation readings rather than guessing, because eyes are terrible at judging slope.

What is polyurethane foam lifting?

We drill small ports through the slab, inject an expanding structural foam underneath, and the foam fills the void and lifts the concrete back toward level. The holes are about the size of a penny and get patched. It is fast, it cures in minutes, and it is light, which matters here because we are often working over compressible cinder that does not need more weight on it.

Is foam better than mudjacking?

For most Flagstaff work, yes. Mudjacking pumps a heavy slurry that adds significant weight over soil that may already be struggling, and it needs larger holes. Foam is a fraction of the weight, uses smaller holes, does not wash out, and cures quickly. Mudjacking still has its uses, but on cinder it is usually the wrong choice.

Will lifting the slab close my cracks?

Often it narrows them considerably, and sometimes it closes them nearly all the way. But leveling is a structural correction, not a cosmetic one. Plan on patching cracks afterward as a separate finishing step.

Can you level a slab in winter here?

Interior work, generally yes. Exterior concrete lifting depends on ground conditions, and when the ground is frozen or saturated we would rather wait than do it badly. We will tell you honestly if your job should wait until the melt is done.

Does slab leveling stop the settling for good?

Only if the cause is addressed. Foam fills the void that exists today. If water keeps washing cinder out from under one corner every spring, a new void forms. That is why drainage correction is part of nearly every slab job we do here.
